About Madison

A Florida Developer Built for Public Partnership

Madison Housing develops high-quality affordable and workforce housing across Florida. We combine institutional underwriting with the practical, local execution that public and non-profit partners need to move a project from concept to certificate of occupancy.

Our Story

Madison Housing was founded with a clear mission: to help address Florida’s housing shortage by creating high-quality communities that expand access to safe, well-located housing for working families, seniors and residents with fixed incomes.

Our team brings experience across affordable housing development, real estate finance, site acquisition, public-private partnerships and complex capital structures. We approach each opportunity with a focus on disciplined underwriting, thoughtful planning and the effective coordination of the many stakeholders required to move a development forward.

This experience includes competitive tax-credit programs, tax-exempt bond financing, public housing redevelopment and disaster-recovery initiatives. It informs a practical, detail-oriented approach to every project—from initial site evaluation and financing strategy through closing, construction and long-term operations.

Our Approach

We take a long-term, integrated approach to development. Site selection, entitlements, financing, construction and asset management are treated as interconnected parts of a single process, with clear accountability from the earliest stages through long-term operations.

For our public and nonprofit partners, that means candid feasibility analysis, realistic timelines and transparent reporting. We structure each development around the requirements of its funding sources while keeping the broader project goals, community needs and execution strategy in focus.

We also place a strong emphasis on long-term quality. Durable materials, thoughtful amenities and energy-efficient systems are incorporated with an eye toward controlling operating costs, supporting residents and preserving affordability for years to come.

Our Values

What Guides Our Work

Resident-Focused

Every design decision is measured against how residents will actually live in the community—light, storage, safety, amenities and long-term maintainability.

Financial Discipline

We underwrite conservatively, size reserves realistically and refuse deals that only work on optimistic assumptions.

Integrity, Always

We tell partners what a deal can and cannot support—before applications are filed and before commitments are made.

Long-Term Stewardship

We build for durability and manage for decades of compliance, performance and neighborhood value—not for a quick exit.
