About Madison

A Florida Developer Built for Public Partnership

Madison Housing develops high-quality affordable and workforce housing across Florida. We combine institutional underwriting with the practical, local execution that public and non-profit partners need to move a project from concept to certificate of occupancy.

Our Story

Madison Housing was founded with a clear mission: to help address Florida’s housing shortage by developing communities where working families, seniors and residents with fixed incomes can live near jobs, schools, transit and care.
Our principals have led the development and financing of more than 70 residential communities—over 8,000 apartment homes representing in excess of $1 billion in total development cost—frequently in submarkets that conventional builders overlook.
That experience spans competitive tax-credit cycles, bond deals, public housing redevelopment and disaster-recovery programs. It is the reason our partners trust our numbers before a single application is filed.

Our Approach

We take a long-term view in everything we do. Site selection, entitlements, capital structuring, construction and asset management are handled as one continuous process with a single accountable team—not handed off between silos.
Public partners receive candid feasibility analysis early, realistic timelines tied to funding cycles, and reporting they can bring to a commission or board without translation.
We design above minimum program standards—durable materials, resident amenities and energy-efficient systems—because the operating years determine whether affordability actually lasts.

Mission, Vision & Commitment

What We Are Here to Do

Mission

To partner with local governments, housing authorities and non-profits to develop best-in-class housing that families, seniors and Florida’s workforce can genuinely afford.

Vision

To be the developer that public and mission-driven partners call first when a site, a subsidy program or a community need has to be turned into delivered housing.

Commitment

Transparent reporting, competitive land pricing, and a record of closing funded transactions—our principals have never failed to close a funded deal.

Let's Build Better Communities Together

We welcome partnerships that share our commitment to expanding affordable housing and creating lasting impact across Florida.

Our Values

What Guides Our Work

Resident-Focused

Every design decision is measured against how residents will actually live in the community—light, storage, safety, amenities and long-term maintainability.

Financial Discipline

We underwrite conservatively, size reserves realistically and refuse deals that only work on optimistic assumptions.

Integrity, Always

We tell partners what a deal can and cannot support—before applications are filed and before commitments are made.

Long-Term Stewardship

We build for durability and manage for decades of compliance, performance and neighborhood value—not for a quick exit.
